10月下半月部分一線和熱點二線城市房價環比下降

國家統(tong)計局(ju)今日發布了70個大中(zhong)城市住宅(zhai)銷售價格統(tong)計數據。對此,國家統(tong)計局(ju)城市司高級統(tong)計師劉建偉進行了解讀。
一、10月下半月一線和熱點二線城市中有7個房價環比下降1個持平其余漲幅回落
為深(shen)入反映房(fang)地產市(shi)(shi)場(chang)動態變化(hua),國(guo)家(jia)統(tong)(tong)計(ji)局繼上(shang)月(yue)(yue)(yue)(yue)統(tong)(tong)計(ji)發布15個一線(xian)和熱點(dian)二(er)線(xian)城(cheng)(cheng)市(shi)(shi)10月(yue)(yue)(yue)(yue)上(shang)半(ban)月(yue)(yue)(yue)(yue)房(fang)價(jia)變動情況(kuang)后,又(you)對這些城(cheng)(cheng)市(shi)(shi)10月(yue)(yue)(yue)(yue)下(xia)半(ban)月(yue)(yue)(yue)(yue)的房(fang)價(jia)變動情況(kuang)進行了統(tong)(tong)計(ji)。結(jie)果(guo)顯示,一線(xian)和熱點(dian)二(er)線(xian)城(cheng)(cheng)市(shi)(shi)因(yin)地制宜、因(yin)城(cheng)(cheng)施策實(shi)施調控政策以來,房(fang)價(jia)走勢(shi)明顯趨穩。與(yu)10月(yue)(yue)(yue)(yue)上(shang)半(ban)月(yue)(yue)(yue)(yue)比(bi),10月(yue)(yue)(yue)(yue)下(xia)半(ban)月(yue)(yue)(yue)(yue)新建(jian)商(shang)品(pin)住(zhu)宅價(jia)格除深(shen)圳(zhen)和成都(dou)2個城(cheng)(cheng)市(shi)(shi)繼續(xu)下(xia)降外,北京(jing)、天津、上(shang)海、廈門和鄭(zheng)州(zhou)等5個城(cheng)(cheng)市(shi)(shi)也由升轉(zhuan)降,降幅(fu)在0.1至0.4個百(bai)分(fen)點(dian)之間;廣州(zhou)新建(jian)商(shang)品(pin)住(zhu)宅價(jia)格環比(bi)持平;其余(yu)7個城(cheng)(cheng)市(shi)(shi)新建(jian)商(shang)品(pin)住(zhu)宅價(jia)格環比(bi)漲幅(fu)進一步回落,回落幅(fu)度(du)在0.4至3.3個百(bai)分(fen)點(dian)之間。
二、10月份70個大中城市中一二線城市房地產市場明顯降溫,三線城市較為穩定
10月(yue)份,70個大(da)中城市(shi)中,一線城市(shi)和(he)二(er)線城市(shi)房地產市(shi)場(chang)明顯降溫,房價環(huan)比(bi)漲(zhang)(zhang)幅快速回落(luo)。初步測算,10月(yue)份一、二(er)線城市(shi)新建商(shang)品(pin)住宅(zhai)價格環(huan)比(bi)分(fen)(fen)別上(shang)漲(zhang)(zhang)0.5%和(he)1.3%,分(fen)(fen)別比(bi)9月(yue)份回落(luo)2.8和(he)1.0個百分(fen)(fen)點(dian);二(er)手(shou)住宅(zhai)價格環(huan)比(bi)分(fen)(fen)別上(shang)漲(zhang)(zhang)0.6%和(he)0.8%,分(fen)(fen)別比(bi)9月(yue)份回落(luo)2.9和(he)1.1個百分(fen)(fen)點(dian)。三線城市(shi)房價較為穩(wen)定。10月(yue)份三線城市(shi)新建商(shang)品(pin)住宅(zhai)價格環(huan)比(bi)上(shang)漲(zhang)(zhang)0.9%,比(bi)9月(yue)份回落(luo)0.3個百分(fen)(fen)點(dian);二(er)手(shou)住宅(zhai)價格環(huan)比(bi)上(shang)漲(zhang)(zhang)0.5%,比(bi)9月(yue)份回落(luo)0.3個百分(fen)(fen)點(dian)。此外,一線城市(shi)新建商(shang)品(pin)住宅(zhai)和(he)二(er)手(shou)住宅(zhai)價格同比(bi)漲(zhang)(zhang)幅也出(chu)現回落(luo)。
