10月(yue)(yue)1日,中(zhong)國指數研究(jiu)院發布2014年9月(yue)(yue)中(zhong)國房(fang)地產系(xi)數百(bai)城(cheng)(cheng)(cheng)價格指數報告(gao)。根據中(zhong)國房(fang)地產指數系(xi)統(tong)百(bai)城(cheng)(cheng)(cheng)價格指數對100個(ge)城(cheng)(cheng)(cheng)市新(xin)建住(zhu)(zhu)宅的全樣本調查數據,2014年9月(yue)(yue),全國100個(ge)城(cheng)(cheng)(cheng)市(新(xin)建)住(zhu)(zhu)宅平均(jun)價格為10672元/平方(fang)米(mi),環比上月(yue)(yue)下(xia)跌(die)(die)0.92%,連續第5個(ge)月(yue)(yue)下(xia)跌(die)(die),跌(die)(die)幅擴大(da)0.33個(ge)百(bai)分(fen)點。
據中(zhong)新網報道,從漲(zhang)跌(die)(die)城(cheng)(cheng)(cheng)(cheng)市(shi)(shi)(shi)(shi)(shi)個(ge)(ge)(ge)(ge)數(shu)(shu)(shu)看(kan),79個(ge)(ge)(ge)(ge)城(cheng)(cheng)(cheng)(cheng)市(shi)(shi)(shi)(shi)(shi)環(huan)比下跌(die)(die),21個(ge)(ge)(ge)(ge)城(cheng)(cheng)(cheng)(cheng)市(shi)(shi)(shi)(shi)(shi)環(huan)比上(shang)漲(zhang)。與(yu)上(shang)月(yue)(yue)相比,本月(yue)(yue)價格環(huan)比上(shang)漲(zhang)的城(cheng)(cheng)(cheng)(cheng)市(shi)(shi)(shi)(shi)(shi)數(shu)(shu)(shu)量較(jiao)(jiao)上(shang)月(yue)(yue)減少5個(ge)(ge)(ge)(ge),其中(zhong)漲(zhang)幅在1%以上(shang)的有9個(ge)(ge)(ge)(ge),較(jiao)(jiao)上(shang)月(yue)(yue)增(zeng)加(jia)1個(ge)(ge)(ge)(ge);本月(yue)(yue)價格環(huan)比下跌(die)(die)的城(cheng)(cheng)(cheng)(cheng)市(shi)(shi)(shi)(shi)(shi)數(shu)(shu)(shu)量較(jiao)(jiao)上(shang)月(yue)(yue)增(zeng)加(jia)5個(ge)(ge)(ge)(ge),其中(zhong)跌(die)(die)幅在1%以上(shang)的有42個(ge)(ge)(ge)(ge),較(jiao)(jiao)上(shang)月(yue)(yue)增(zeng)加(jia)11個(ge)(ge)(ge)(ge)。同比來看(kan),全國100個(ge)(ge)(ge)(ge)城(cheng)(cheng)(cheng)(cheng)市(shi)(shi)(shi)(shi)(shi)住(zhu)宅(zhai)均價與(yu)去年同月(yue)(yue)相比上(shang)漲(zhang)1.12%,漲(zhang)幅較(jiao)(jiao)上(shang)月(yue)(yue)縮(suo)(suo)小(xiao)2.03個(ge)(ge)(ge)(ge)百(bai)分(fen)點(dian)(dian)(dian),為(wei)連續第9個(ge)(ge)(ge)(ge)月(yue)(yue)縮(suo)(suo)小(xiao)。按中(zhong)位(wei)數(shu)(shu)(shu)計算,全國100個(ge)(ge)(ge)(ge)城(cheng)(cheng)(cheng)(cheng)市(shi)(shi)(shi)(shi)(shi)(新建)住(zhu)宅(zhai)價格中(zhong)位(wei)數(shu)(shu)(shu)為(wei)7081元/平方米,環(huan)比下跌(die)(die)0.20%。另外(wai),北京、上(shang)海等十大城(cheng)(cheng)(cheng)(cheng)市(shi)(shi)(shi)(shi)(shi)(新建)住(zhu)宅(zhai)均價為(wei)18990元/平方米,環(huan)比下跌(die)(die)1.23%,跌(die)(die)幅較(jiao)(jiao)上(shang)月(yue)(yue)擴大0.70個(ge)(ge)(ge)(ge)百(bai)分(fen)點(dian)(dian)(dian),同比上(shang)漲(zhang)4.46%,漲(zhang)幅較(jiao)(jiao)上(shang)月(yue)(yue)縮(suo)(suo)小(xiao)3.12個(ge)(ge)(ge)(ge)百(bai)分(fen)點(dian)(dian)(dian)。
2014年9月,全國100個城(cheng)市(shi)(shi)(shi)住宅均價(jia)連(lian)續第5個月環(huan)(huan)比下(xia)(xia)跌且本月跌幅(fu)擴大(da)(da);十大(da)(da)城(cheng)市(shi)(shi)(shi)僅(jin)深圳(zhen)環(huan)(huan)比小幅(fu)上漲0.09%,其他九個城(cheng)市(shi)(shi)(shi)均環(huan)(huan)比下(xia)(xia)跌。整體來(lai)(lai)看(kan),全國主要(yao)(yao)城(cheng)市(shi)(shi)(shi)住宅價(jia)格(ge)在經(jing)歷(li)上月降幅(fu)收(shou)窄后再次擴大(da)(da)跌幅(fu),市(shi)(shi)(shi)場下(xia)(xia)行(xing)趨勢明顯(xian)。從政策(ce)(ce)環(huan)(huan)境看(kan),主要(yao)(yao)城(cheng)市(shi)(shi)(shi)陸續調(diao)整限購政策(ce)(ce),短期促(cu)進(jin)市(shi)(shi)(shi)場成交回升。部(bu)分省市(shi)(shi)(shi)提(ti)出按揭貸款調(diao)整政策(ce)(ce),但各商業(ye)(ye)(ye)銀行(xing)執行(xing)情(qing)況(kuang)差別(bie)較大(da)(da)。從需(xu)求方(fang)面來(lai)(lai)看(kan),潛在購房者仍(reng)預期市(shi)(shi)(shi)場下(xia)(xia)行(xing),剛需(xu)市(shi)(shi)(shi)場信(xin)貸支持不足。供應情(qing)況(kuang)看(kan),金九銀十傳(chuan)統旺季來(lai)(lai)臨(lin),企業(ye)(ye)(ye)加(jia)大(da)(da)推盤力(li)(li)度,上市(shi)(shi)(shi)量(liang)(liang)增(zeng)加(jia)。短期市(shi)(shi)(shi)場供大(da)(da)于求矛盾(dun)進(jin)一(yi)(yi)步(bu)顯(xian)現,市(shi)(shi)(shi)場庫(ku)存進(jin)一(yi)(yi)步(bu)增(zeng)加(jia),去化周期延(yan)長。房地(di)產企業(ye)(ye)(ye)仍(reng)面臨(lin)高庫(ku)存、高負(fu)債(zhai)的雙重(zhong)壓力(li)(li),部(bu)分企業(ye)(ye)(ye)受銷(xiao)售業(ye)(ye)(ye)績不及預期、運營壓力(li)(li)增(zeng)大(da)(da)的影響,9月延(yan)續打折促(cu)銷(xiao)、以(yi)價(jia)換量(liang)(liang)的去庫(ku)存策(ce)(ce)略,市(shi)(shi)(shi)場價(jia)格(ge)進(jin)一(yi)(yi)步(bu)下(xia)(xia)行(xing)。
展望四季度,市(shi)(shi)場供應仍將(jiang)(jiang)繼續(xu)增(zeng)加,去庫(ku)存沖業績仍將(jiang)(jiang)是企業主要(yao)任(ren)務。政策(ce)層面(mian),在多數(shu)城市(shi)(shi)陸續(xu)退出(chu)限購之(zhi)后,信貸支持是否到位將(jiang)(jiang)是四季度市(shi)(shi)場走(zou)勢(shi)的關鍵(jian)。
